Where you rent in Nairobi decides your commute, your weekly budget and your weekends. Rents change constantly, so instead of quoting numbers that go stale, this guide groups neighbourhoods by budget and explains the trade-offs. Check current prices on Nairobi listings.

Budget-friendly: bedsitters, single rooms and 1 bedrooms

  • Kasarani, Roysambu and Githurai — along Thika Road, good matatu links and malls nearby; traffic at peak hours is the trade-off.
  • Kahawa West and Kahawa Wendani — popular with students and young workers near Kenyatta University.
  • Umoja, Donholm, Embakasi and Utawala — Eastlands estates with a wide range of flats; check water reliability carefully.
  • Ongata Rongai and Kitengela — technically in Kajiado County, with more space for the money; commute times into town are the main cost.

Mid-range: 1–3 bedroom apartments

  • South B and South C — established estates close to the CBD and Mombasa Road.
  • Madaraka, Nairobi West and Lang'ata — convenient for town and universities, a mix of older and newer blocks.
  • Parklands and Ngara — close to Westlands and the CBD, many newer apartment blocks.
  • Ruaka (Kiambu) — fast-growing, lots of new apartments near Two Rivers and Limuru Road.
  • Syokimau and Athi River (Machakos) — good value, close to JKIA and the SGR terminus.

Upper-mid: apartments with amenities

  • Kilimani — central, busy, packed with apartments near Yaya Centre and Ngong Road.
  • Kileleshwa — leafier and a little quieter than Kilimani, popular with families.
  • Westlands — offices, restaurants and nightlife; great if you work there.
  • Lavington — quiet, green, a mix of townhouses and apartments.

Premium: houses and diplomatic areas

  • Karen — large plots, gardens and family homes.
  • Runda, Muthaiga, Gigiri and Spring Valley — high-end homes near the UN and embassies.

How to choose

  1. Map your daily commute at rush hour, not at midday.
  2. Visit at night to judge security and noise.
  3. Ask neighbours how many days water flows each week.
  4. Compare at least three units before paying anything — and never pay before viewing.
